A. What is this?
Our PCR report badges are given to properties after the inspection is concluded, and the score is calculated.
B. What does this mean and what is used to score the property?
This will give you a fast and easy way to determine the condition of the property. Essentially it reports the health of the property.
The score is determined by percentage, during the report we inspect all the aspects of the property and test the relevant items. Non-movable property and items included in the sale / rental of the property.
After we have completed all the tests and inspections we will draft your report and calculate the score. Then we allocate the appropriate rating to it. (See below)
1. Platinum ( No work is required and the property is in exceptional condition) = Score 80-100
2. Gold ( Minor defects and faults across the overall condition of the property and repairs are aesthetic only ) = Score 60-79
3. Silver ( Minor defects and faults that affects the functionality of the property and must be done in order to have C.O.C.’s issued) = Score 40-59
4. Green ( Major damage that requires repairs or replacement) = Score 20-39
5. Red ( Extreme damage, structural or non-compliant work done that requires repairs or replacement ) = Score 0-19
C. Score base
Each area of the property (per room) garden, outside rooms, pools, roof etc. will be scored individually and will form part of the total property score.
Upon completion of this report, we will send you your badge of honour (digitally – example below) You can add this to your listing to promote confidence in potential buyers, tenants or other customers.
The report will also include estimated repair cost where applicable, this can be used to help you to determine the actual value of the property, and is especially great in cases where you are not physically able to see the property yourself.

JAC Property Management and Handyman Services, a division of JAC Holdings (Pty) Ltd Reg 2017/666436/07) (herein know as JAC) and it’s Directors, Representatives, Employees, or Members may not be held liable for any damages, loss of sale, choice of purchase or any other financial implications that this report in its entirety may have or not have with regards to the client, their client, or any other party involved.
This report is not a guarantee of the compliance of the building nor does it substitute the legal requirements stated in the property Act of south Africa in regards to “Voetstoots” or a replacement for the accredited and legally required C.O.C.’s.
JAC Services also does not guarantee any items such as geysers, pools and borehole pumps, inverter supply, battery back-up systems, solar panels, or other fittings and fixtures or appliances that may be in working condition on the day of the report but due to unforeseeable circumstances have stopped working after the inspection is concluded.
In the event any of the above does occur, it is the responsibility of the Client, to report this to JAC Services in order to re-evaluate the property score and update the property report.
An administration fee may be charged in such case and will be due for payment before the report is released to the client.
Unless the request is made clear and the quotation is accepted, JAC Services will not supply any Certificates of compliance, as these are done at an additional cost.
The property condition report is a more detailed and extensive report detailing the overall condition of the property and not just the specific legal requirements.
The report may include quotations, notes, or annotations regarding any specific items that must be done before a C.O.C. can be issued.
JAC Services may not be held liable for failure to acquire any Certificates of compliance after the completion of the property report from 3rd parties.
JAC Services may not be held liable for any damages, during the coarse of the inspection as the inspection is performed to test the functionality of the property and all it’s fittings and fixtures.
